Most commercial leases in India increase the rent at fixed intervals — typically 5% every year or 12–15% every three years. Working out the escalated rent is simple once you know which kind of escalation your lease uses. This guide walks through each case with numbers.
1. Compound escalation (most common)
The escalation is applied to the rent in force at the time, so increases build on each other. A ₹1,00,000 monthly rent with 5% yearly escalation:
| Year | Monthly rent | Calculation |
|---|---|---|
| Year 1 | ₹1,00,000 | starting rent |
| Year 2 | ₹1,05,000 | 1,00,000 × 1.05 |
| Year 3 | ₹1,10,250 | 1,05,000 × 1.05 |
| Year 4 | ₹1,15,763 | 1,10,250 × 1.05 |
| Year 5 | ₹1,21,551 | 1,15,763 × 1.05 |
Total rent over five years: about ₹66,30,758.
2. Simple escalation
Each increase is a percentage of the original rent, so the rent rises by the same rupee amount each time. The same lease with 5% simple escalation goes ₹1,00,000 → ₹1,05,000 → ₹1,10,000 → ₹1,15,000 → ₹1,20,000, a five-year total of ₹66,00,000 — ₹30,758 less than compound. Over a nine- or fifteen-year lease the gap grows quickly, so check which method your lease deed specifies.
3. Escalation every three years
Long leases often escalate 15% every three years instead of yearly. On a nine-year lease starting at ₹1,00,000:
- Years 1–3: ₹1,00,000
- Years 4–6: ₹1,15,000 (1,00,000 × 1.15)
- Years 7–9: ₹1,32,250 (1,15,000 × 1.15)
4. Rent per square foot
When rent is quoted per sq ft, escalate the rate and multiply by the area. An office of 2,000 sq ft at ₹90 per sq ft pays ₹1,80,000. After a 5% escalation the rate is ₹94.50 and the rent ₹1,89,000.
5. When the escalation falls mid-month
Escalations usually run from the anniversary of the lease or rent commencement date, which is often not the 1st. That month is split by days. Rent of ₹2,00,000 escalating 5% on 15 March (31 days):
- 1–14 March at the old rent: 2,00,000 × 14 ⁄ 31 = ₹90,322.58
- 15–31 March at the new rent: 2,10,000 × 17 ⁄ 31 = ₹1,15,161.29
- Rent for March: ₹2,05,483.87
Common mistakes
- Escalating from the wrong date — from the agreement date instead of the rent commencement date, or the other way round. The lease deed decides.
- Forgetting the escalation altogether — the old rent keeps being invoiced for months.
- Mixing up compound and simple — small differences each year add up over a long lease.
- Not escalating CAM — many leases escalate CAM charges separately from rent.

Frequently asked questions
Is 5% a year a standard rent escalation in India?
It is very common for offices and retail, as is 12–15% every three years. The figure is negotiated and depends on the city, the property, the length of the lease and market conditions.
Is GST charged on the escalated rent?
Yes. GST on commercial rent is charged on the rent actually billed, so after an escalation the GST amount rises with the rent.
Does escalation apply during a rent-free period?
It depends on the lease. Usually the escalation schedule runs from the rent commencement date, so the first escalation falls a year (or three years) after rent starts — check the escalation clause.
