Full audit trail

Every change to a rent schedule goes through maker–checker approval and is recorded in lease history.

Why missed rent escalations cost real money

Most commercial leases in India carry an escalation clause — typically 5% a year, or 12–15% every three years. On a portfolio tracked in spreadsheets, escalations are easy to miss: the old rent keeps being billed (or paid) for months, and recovering the difference later means awkward conversations, revised invoices and GST adjustments.

For a landlord, a missed 5% escalation on a ₹2,00,000 rent is ₹10,000 of lost revenue every month. For an occupier, paying the wrong rent creates reconciliation work with the landlord and errors in TDS on rent.

How LeaseHub360 handles escalations

  1. Set up the rent schedule once. Enter the starting rent (lump sum or ₹ per sq ft) and the escalation — a percentage or a fixed amount. Each new rent period is pre-filled with the escalated rent.
  2. Rent is calculated every month. The rent ledger works out each month's rent from the schedule, including rent-free months and part months when an escalation or the rent start falls mid-month.
  3. Invoices and reports use it. Monthly GST invoices, the Monthly Rent Matrix, TDS on rent and the rent roll all read the same figures — one source of truth.
  4. See what's coming. The Lease Tracker lists each lease's next escalation date, the new rent and the increase, so nothing surprises your finance team.

Example: 5% yearly escalation

A 5-year office lease at ₹2,10,000 a month with a 5% escalation every year:

Lease yearMonthly rentAnnual rent
Year 1₹2,10,000₹25,20,000
Year 2₹2,20,500₹26,46,000
Year 3₹2,31,525₹27,78,300
Year 4₹2,43,101₹29,17,212
Year 5₹2,55,256₹30,63,072

Frequently asked questions

What is a rent escalation clause?

A clause in a lease that increases the rent by an agreed amount at agreed intervals — for example 5% every year or 15% every three years — to keep rent in line with inflation and market rates.

Can LeaseHub360 handle escalation every 3 years?

Yes. Each rent period has its own start and end date, so you can escalate yearly, every three years or on any custom date, by a percentage or by a fixed amount.

What happens if an escalation falls in the middle of a month?

The rent ledger prorates that month — part of the month at the old rent and the rest at the escalated rent — and the invoice uses the prorated amount.

Does it work for rent per square foot?

Yes. Rent can be a lump sum or a rate per sq ft multiplied by the area; escalations apply to whichever basis the lease uses.
